Living in a Villa

Each environmentally sensitive villa, built to capture Wanaka’s sun yet protect residents from its harsh winters, will be a joy to live in. Two floor-plans are offered, all with an L-shaped plan around outdoor paving providing both shelter and privacy. Timber screens and careful landscaping add shelter and privacy.

All 14 villas have two bedrooms, two toilets, a luxury bathroom, and an attached garage with internal access in to a well-heated home.

Built mainly of Oamaru stone, significant use of cedar provides a visual warmth and soft appearance, enhanced by clever landscaping and paving. The living room has been designed with ceilings that follow the flow of the roof to enhance the feeling of spaciousness. The bedrooms also enjoy raised ceilings.

Each villa is light and airy, with an attention to detail second to none... there is even a bike storage space in the garage! Each villa also has:

• indoor/outdoor living
• a Mitsubishi heat pump designed for low winter temperatures
• panel heaters in the bedroom and lounge
• bathroom with heated tile floor, heated towel rail and fan heater
• washing machine and drier
• cooktop, oven, dishwasher and fridge/freezer

The weekly Village Outgoings fee for villa residents will be $105, paid monthly in advance. The services provided for this fee are fully detailed in the ORA, and include rates, insurances, gardening, maintenance and the Statutory Supervisor service.
